We let and manage furnished and unfurnished flats and houses throughout coventry. We give all our tenants ongoing support to help them settle in and maintain a happy tenancy. We’re open 6 days a week and offer our tenants a 24 hour emergency maintenance service so our landlords have comfort in knowing we are looking after their tenants.

All of our managed properties are gas safety certified, and inspected for electrical safety, and furniture fire safety

Security deposits (bonds) are held in a designated Client Account in accordance with recommended practice.

We are here to get you to the front of the queue for good quality, desirable properties, and to make renting hassle and trouble-free as possible. We will help you find your property and help take care of all the legalities and paperwork for you.

Points to consider:

All properties are subject to availability, approved references and signed contracts.

All rents are exclusive of all utilities save buildings insurance, unless otherwise stated.

All properties are taken as seen in relation to condition, and any queries with regards to items included must be raised pre application submission. If you have any queries you must clarify these prior to paying an initial deposit.

If online application reference forms are not completed and submitted within two working days of acceptance of offer and initial deposit, the property may be re marketed. In this instance the percentage of the initial deposit outlined below is forfeited.

The charges involved in moving into a property are as follows:

1. One and a half months’ rental as deposit (to be held in a Government approved scheme).

2. One month’s rent, payable in advance.

Our administration fee (subject to an addition of VAT) is calculated as contract fee £60 plus application fee of £95 + VAT giving you a total of £174 per tenant .This cost includes all pre-move in costs for application, tenancy agreement and referencing.

For family the contract fee is £60 plus the application fee of £210 plus VAT giving you a total of £312.

Should your references not prove to be acceptable and we have to employ a guarantor there will be an additional uplift in the administration fee of £100

An initial deposit of £200.00 is required and we are unable to proceed or apply for references until the deposit has been paid. A proportion of the deposit (£100.00) is non-refundable if you withdraw your application or your references prove unsatisfactory. Your deposit will be refunded in full. Should our client (the landlord) not proceed for reasons other than those above.

You will be required to provide two forms of identification, one being either a passport or driving license (photo license) and the other being proof of your current or previous address, for example a utility bill or bank statement, along with your National Insurance number prior to your moving into a property.
